Office space being converted from a bank to a medical testing facility.

This building had major HVAC upgrades needed as well as a new roof and a complete electrical overhaul.

As with most transfers from owner to new owner, the interior was to be completely replaced. It was the major components of the building that needed upgrades, and that was going to cost a substantial sum.

We were not able to get into the electrical compartment, and re-scheduled time to go back out and have the owner open this door for us, at which time we discovered a major leak in the bathroom above which had leaked down onto the 3 phase electrical units and posed a major fire hazard.
